PREPARING YOUR HOUSE FOR MARKET

  • Overall: Fresh coat of paint.

  • Entry: Replace the bottom lock

  • Hallway landing: Repair the water damage in the ceiling.

  • Kitchen: 

    • Remove the blinds (dirty)

    • Fix the drawers

  • Dining room: 

    • The rod and curtains are the tenants. Put in a new rod and curtain

  • Living room:

  • Primary bedroom: 

    • Tenant said rod and curtains are yours. The curtains are too short so we should get the correct length

  • Primary bathroom: 

    • There is some damage at the baseboard that needs to be repaired - and source of water

  • Upstair bedroom: 

    • Install a rod and curtain

  • Garage: 

    • Interior needs to be painted to clean it up

    •  Garage doors (especially the one with tandem) appears to be pretty damaged and the ceiling is damaged too. ​

​​​​Questions to still explore:

  • Paint: Front door? ... wonder if we can do a pop color?

  • Washer/Dryer: Owned by the Seller? 

  • Refrigerator: Is that tenant or owner owned? 

  • Do we need to change any light fixtures? Off hand, I do not think so. 

  • Do we need to replace door knobs? I don't remember thinking we need to.

QUESTIONS TO SELLER

  • What do you love about your house (eg. neighbors, location, quiet... ).. more info never hurts!

  • What was upgraded prior to your ownership? and What did you upgrade? 

  • Do you have cameras inside and outside your home? Where are they located?

  • All items attached to the property are included (example: curtains, curtain rods, attached mirrors, dishwasher, stove, Ring doorbell/cameras, TV mounts, shelving...), can you confirm you are good with that?

  • Are there any smart features to be included or excluded (example: Ring doorbell/cameras, Nest, security cameras, Wemo switch...) to be included or excluded from the sale?

  • Are there any leased items: propane tank, solar power system, water softener, alarm system, other?

  • Any leined items: heating/ventilation/air conditioning system, solar power system, window/door or other?

  • Any home improvement done under the PACE program? 

  • Is the property under a trust? Can we get a copy to have Escrow and Title review? 

  • Any Power of Attorney document we need to be aware of? 

  • Do you have any investigation report(s) (ex: termite report, general property inspection, disclosures from when you purchased)?

  • Are you okay ordering report(s) (ex: Prelim Title Report, Natural Hazards Disclosure (NHD) Report, HOA documents, City Required Report (9A))?
