
TIMELINE TO MARKET
As I was nailing down the days... I noticed some discrepancy and wanted to make sure everyone had the updated timeline:

PREPARING YOUR HOUSE FOR MARKET
Here is the list of items I'd like for us to get bids on:
- Hallway landing: Repair the water damage in the ceiling.
- Kitchen: Remove the blinds (dirty), Fix the drawers
- Dining room:The rod and curtains are the tenants. Put in a new rod and curtain
- Living room: Sink has a hole in it and the faucets holes are there. Consider replacing the counter top or making the sink functional… I think covering up will be easier with something like a wood overlay (https://www.thespruce.com/countertop-covers-for-kitchen-or-bath-1822106)
- Window: Same rod and curtain as the dining room.
- Primary bedroom: Tenant said rod and curtains are yours. The curtains are too short so we should get the correct length
- Primary bathroom: There is some damage at the baseboard that needs to be repaired - and source of water
- Upstair bedroom: Install a rod and curtain
- Garage: Interior needs to be painted to clean it up. Garage doors (especially the one with tandem) appears to be pretty damaged and the ceiling is damaged too.
- Keys to the garage and front door: Replace the knobs as it doesn't seem like they work.
... How do you feel about these items?
Questions to still explore:
- Paint: Front door? ... wonder if we can do a pop color? Do you think HOA would have a problem with that?
- Washer/Dryer: Owned by the Seller?
- Refrigerator: Is that tenant or owner owned?

Are there any smart features to be included or excluded (example: Ring doorbell/cameras, Nest, security cameras, Wemo switch...) to be included or excluded from the sale?

Are there any leased items: propane tank, solar power system, water softener, alarm system, other?

Any leined items: heating/ventilation/air conditioning system, solar power system, window/door or other?

Any home improvement done under the PACE program?
