I have been in business since 2003 and in 2009, I brought on my amazing Assistant who is now my Operations Manager but in 2015, my business reached a tipping point: to continue providing exceptional care for our clients, we needed to grow. When I asked, “What would be best for our clients?” the answer was clear: “A great team.”

Real estate is a seven-day-a-week business, and I realized that partnering with trusted professionals would enhance our ability to meet every need of our clients. These partnerships enable us to provide each seller with two full-time experts, often bringing different skills and connections to ensure the best possible representation. Plus, we genuinely enjoy collaborating!

While a seller may only sell a few homes in a lifetime, I navigate these transactions daily, helping our clients successfully transition to their next chapter. Here’s how our talented team and I will advocate for you throughout the selling process.

IN DEPTH ANALYSIS ON THE VALUE OF YOUR PROPERTY:  

  • Provide Seller with a detailed book and live links more about the team, the marketing strategy and comparable for review.  

    • ​Comparable property based on the complex and location. 

    • Comparable property based on the type of property you are selling and it’s unique characteristics. 

  • In depth analysis on who your target buyer(s) are so we can set the property up correctly to attract the buyers and market to them properly. 

  • Create a Market Watch so to keep real time update track the activity of comparable properties.

PREPARING THE HOUSE FOR MARKET: 

  • Compass Concierge: 

  • Prepare pictures of the house prior to market. Determine as a team what items would be good to consider doing or not doing to prepare the house for market. 

  • Detailed list of exactly what items should be considered

  • Create an ala carte menu cost to prepare the house for market to determine if we should do anything and what items to do (if necessary): 

    • Paint estimate 

    • Flooring estimate

    • Full staging estimate 

    • Handy estimate 

    • Housecleaner estimate

  • Provide suggestions for all materials: doorknobs, mirrors, lights, flooring, cabinetry, etc all keeping in mind style and budget

  • Verify all property utilities are on. 

  • Coordinate keys and special secure lock bock is on the property. 

  • Coordinate final list of vendors to hire and materials to be ordered

  • Keep Seller informed of progress and provide pictures along the process. 

  • Light (free) staging the property if the property is not fully stage with Ding Team warehouse accessories (plants, lights, pillows, blankets, candles, art work, rugs…)

  • Coordinate the professional photographer to take pictures and highlight the property. 

  • Ensure property layout is completed and available for future Buyers. â€‹

  • Post sign on property

PREPARING THE PAPERWORK FOR MARKET: 

  • Order all the necessary document to sell a home in advance so the Buyer is provided everything up front to reduce the probability of falling out of escrow. Many of the documents also take time to order and this ensure while in escrow, any delay is not due to the Seller side. This also catches any issues that we should be aware of prior to listing so we can address it in advance. 

    • Natural Hazard Report

    • Fire Hazard Disclosure and Inspection

    • Homeowner Association package

    • Preliminary title report

    • City report

  • Work with Seller to get all the information necessary to properly list and market the property

    • Seller’s favorite features of the property

    • Information about the neighbors​

    • Is there solar on the house? If yes, paid off, financed? or leased? Email escrow to check on title what it is and what costs are?​

    • Any liens, assessment, title, living trust, will, probate or power of attorney issue?

  • Work closely with the Seller on making sure disclosures are accurate and properly shared. 

    • Provide Seller via docusign in a clean concise manner

    • Review via zoom with the Seller the ensure everything is properly disclosed to avoid falling out of escrow and lawsuits. 

  • Coordinate City Retrofit Inspection

  • Collect all important documents onto a Google Drive for easy access for future Buyers so they can review it prior to accepting an offer. This starts the relationship with a Buyer better as it shows the honesty and organizational level of the team which prevents Buyer's from cancelling. 

  • Create alluring verbiage for the property description

  • Create custom website for the property. 

  • Upload and connect Showingtime to Seller and the property.

    • All showings to be logged into an App called Showingtime. ​

    • All feedback to be logged in to the Showintime app. ​​​​

    • Coordinating all showings and appt are through the app.

MARKETING PROPERTY

  • Market property as Private Exclusive in Compass and send Private Exclusive marketing email to in-house Compass Agents.

  • Market property as Coming Soon on the MLS and send Coming Soon marketing email to local Agents.

  • Syndicate property to other real estate platforms, including (but not limited to) Zillow, Realtor.com, and our exclusive Compass platform, reaching a broad audience.

  • Direct email all the neighbors to encourage them to tell their family and friends about the property. 

  • Schedule sign post up.

  • Market property as Active on the MLS and send New Listing marketing email to local Agents

  • Create professional flyers.

  • Build out laminated signs for the property to highlight features. 

  • Host Broker's and Public Open House​​​​​​,

  • Social Media & Digital Ads:

    • Create targeted ads on platforms (eg Facebook, Instagram, and YouTube) to ensure your home is visible to individuals looking in specific zip codes, neighborhoods, and cities​​.

    • Create Digital Targeting ad that reach  individuals who are actively interested in buying real estate based on their online behavior

  • Localized Word of Mouth: Marketing: By leveraging local knowledge and relationship, connect with agents and buyers who are already actively looking in your area​​.​

  • Syndicate property to other real estate platforms, including (but not limited to) Zillow, Realtor.com, and our exclusive Compass platform, reaching a broad audience.

REVIEW OFFERS & LEAD NEGOTIATIONS

  • If it makes sense, put a formal deadline on the MLS for when offers should be in. 

  • Make sure that all Buyers have reviewed the disclosures and documents we already have.

  • When an offer is in, call everyone that has expressed interest to notify them we have an offer

  • Review the offer in detail. Break the offer down to laymen term address the key points of the offer. Provide suggestion on counteroffer and strategy. 

  • Make sure all Agents and Buyers have reviewed disclosures to reduce the chances, the escrow will fall through. 

  • Research the buyer’s agent for any real estate violations. 

CONGRATULATIONS ON GETTING AN OFFER ACCEPTED

  • Send detailed email immediately with your escrow information, escrow process and timelines.

  • Change status in the MLS to "Pending" to avoid Day on Market counting. ​

  • Coordinate the receipt of the initial deposit within 3 business days of acceptance. 

  • Email escrow and lender company all the necessary information so all parties can quickly and efficiently work together.

  • Request and estimated closing cost statement from the escrow company.

  • After all opening escrow emails are out, schedule a call within 24 hours to clarify the process, answer any questions and set a designated weekly time for calls throughout the escrow process.

FACILITATE HOME INSPECTION, DISCLOSURES, REPORTS & REPAIRS

  • Check if buyer’s agent has any violations​

  • Facilitate and coordinate inspection with the Buyers. 

  • After Inspection: Follow up with Buyer Agent on how it went.

  • Ensure appraisal is schedule in timely manner.

  • Negotiate request for repairs as necessary. If bids are needed, coordinate costs. 

  • Diligently follow up with the Buyer's agent 1-3 day prior to contingency removal to ensure they are moving along per the purchase agreement. 

  • HOA (if applicable): Does Lender have everything they need from HOA cert? 

  • Coordinate destaging with staging company OR destaging on behalf of the team

  • Coordinate with Lender,Buyer's Agent and Escrow on the timeline to close. 

  • Coordinate Buyer's final walk-through. 

  • Verify the loan docs are at escrow

  • Is Seller using concierge? If so, notify escrow of the payment needed to be made. 

  • Remind seller to disconnect utilities

CLOSE ON YOUR HOME

  • Change status in the MLS to "Sold"​

  • Coordinate key pick-up/delivery with Buyer's Agent 

  • Remove the lockboxes from the property.

  • Order post/sign to be removed via Compass. 

  • Organize all documents on Google Drive Link for Seller

STAY IN TOUCH BEYOND THE TRANSACTION

  • Add you to our Client Appreciation Program.

  • Provide local recommendations and update you on new businesses, exclusive local events, or housing developments in the community.

  • Share relevant market updates and trends.
