    • Location and access to stores (Target, Trader Joe's, Ralphs, etc.), restaurants on Santa Monica and Sawtelle, postal office, library, etc.

    • Bus access to UCLA, Santa Monica College, beach, etc.

    • Friendly and helpful neighbors

    • Quiet

    • great layout townhouse with 2 en-suite bedrooms

  • Do you have cameras inside and outside your home? Where are they located?

    • No

  • When Jaime stops by the property to lightly stage it, can we get two copies of your unit keys? Are you okay with a key safe/lockbox on your property?

    • Yes. How many Open Houses are planned? How realistic/quickly can a private showing be scheduled between Open Houses?

Then some technical questions... I think I know 95% of the answers but sorry, need to confirm:

  • I assume you don’t … Do you have any other obligations to any Broker? Have you listed your house prior with another agent?

    • ​No. James listed it about 20 years ago when we were thinking about selling and moving. We changed our mind, but he never took it off the market.
  • All items attached to the property are included (example: curtains, curtain rods, attached mirrors, dishwasher, stove, Ring doorbell/cameras, TV mounts, shelving...), can you confirm you are good with that?

    • Yes​

  • Are there any smart features to be included or excluded (example: Ring doorbell/cameras, Nest, security cameras, Wemo switch...) to be included or excluded from the sale?

    • No features existing

  • I don't think any of these are on the property but are there any leased items: propane tank, solar power system, water softener, alarm system, other?

    • No leased items

  • I also don't think there are any but any leined items: heating/ventilation/air conditioning system, solar power system, window/door or other?

    • No leined items

  • I assume you are okay and want us to do this but are you okay with us taking professional photos for marketing?

    • Yes, will your team do this or a professional photographer? Will you have someone do a video and 3-D tour? Want to have a layout picture included, a video that runs on its own.

  • Timing of presentation of offers: Are you good with us presenting offers as they come? or would you like them presented on a specific date OR a certain number of days after the property is listed?

  • Electricity (main and sub-panels) ?? Sub panel in the bedroom facing the courtyard, between the closet and the bedroom door.

  • Gas shut off: on the north walkway

  • Water shut off: ??

  • Water heater: in a separate room in the garage by the trash/recycle bins
